A village lot and a farm can both sell in the same month, ten times apart in price. Which is why an average across the township won't help you and three sales that actually look like your place will.
Which municipality you're in matters
The Municipality of Southwest Middlesex was created on 1 January 2001, joining the villages of Glencoe and Wardsville with the townships of Ekfrid and Mosa. Glencoe and Wardsville are the two urban centres. Appin, Melbourne, Middlemiss and Pratt Siding are hamlets inside it — though Melbourne straddles the boundary, and the eastern half of the village sits in Strathroy-Caradoc.
Newbury is the one to watch. The village is surrounded by Southwest Middlesex but isn't part of it — it's its own incorporated municipality with its own council. Buy there and the by-laws, the taxes and the water bill come from a different town hall than the one four minutes up the road.
Six things to check before you buy out here
Most of what goes wrong on a country property goes wrong in the first month, and nearly all of it was checkable beforehand. This is the list I'd give someone before they made an offer.
- WaterDrilled well, dug well, or municipal? Ask for the well record. Make quality and quantity testing a condition, not a hope.
- SepticWhere's the bed, how old is the system, when was it last pumped? A septic inspection is a separate trade from a home inspection and it's worth the money.
- AccessMunicipal road, seasonal road, or a right-of-way over somebody else's land? Seasonal maintenance stops being a detail in February.
- HeatPropane, oil, wood, geothermal, electric. Different running costs, and oil tanks have an age that insurers care about.
- InternetAsk the neighbours what they actually get, not what the coverage map says. If somebody in the house works from home this is not a small item.
- Drainage and farmlandTile drainage, tenant crop agreements and municipal drain assessments all survive a sale. Find out what runs with the land before it's yours.

Selling out here
Two things get glossed over about listing a village or country property. The buyer pool is smaller, so the marketing has to travel further than the local paper. And time on market means something different than it does in a subdivision — a good country place can sit a whole season and still get its number, while one that's priced wrong just sits.
So the pricing conversation matters more here than anywhere else we work. Whoever you're talking to, ask for the sales behind their number.
