Thorndale, in plain words
Thorndale is the village in the northern part of Thames Centre, the municipality formed on January 1, 2001, when the townships of West Nissouri and North Dorchester came together. The old township's name lives on in Thorndale's public school, West Nissouri Public School. Dorchester is the municipality's bigger centre to the south; Thorndale is the quieter one, with its own library, community centre, fire station and fairgrounds.

Thorndale Road is the village's main street. In 2008 two stone village signs went up on it, one at each end. The one in front of the Thorndale Fire Station is staying put. The other, at Thorndale and Nissouri Roads, sits on private land that's being developed, so its key pieces, the name plate and the cap stones, are being saved by McDonald Construction of Thorndale, the firm that built it, and the municipality plans to put the sign back up in 2027 at a new spot. That's Thorndale in a sentence: growing, and careful to keep its own name on the way in.
The countryside around the village is part of the same municipality. Thames Centre's list of communities includes Wellburn, Devizes and Fanshawe Lake in the north, along with a long list of crossroads and hamlets across the township. Out there it's farms, country homes and the edge of the Fanshawe reservoir.
The thing people find out first about Thorndale is the fair. The Thorndale Fall Fair, run by the Thorndale Agricultural Society, held its 168th edition in September 2025. When a village has put on the same fair for that many years, you learn a lot about the people who live there.

LSTAR's figures for the whole municipality. One month can mislead, and a village lot and a farm can sell in the same month ten times apart, so read these as the weather, not the forecast. The median is the middle sale, not an average. What your street does is a different question, and I'll show you the sales behind the answer. Thorndale has full municipal services. Thames Centre owns and runs two drinking water systems, Thorndale's and Dorchester's, both supplied by groundwater wells, and a wastewater treatment plant for each village. The municipality has finished an environmental assessment on options to expand the Thorndale Wastewater Treatment Plant at 1135 Ideal Drive, and that kind of work is what makes room for new homes.

The housing is the older village around Thorndale Road plus new streets on the edges, and more is in the approval pipeline. The condominium at 233 Upper Queen Street is draft plan approved and fulfilling its conditions. The Elliot Estates (Fairview Subdivision) is listed as proposed. On Nissouri Road (County Road 27), a proposal at 21829 Nissouri Road would add 91 townhouses on a private road with one entrance off Nissouri Road, on municipal water and sewers, and it's going through a zoning amendment (Z34-23). The municipality keeps every file on its development status page, and I'd check it before buying next to open land.
Outside the village it's country property: homes on larger lots and farms, on private wells. The Middlesex-London Health Unit tests well water for private homes, and I'd make the water and the septic system conditions of any offer.
Zoning, permits and development charges come from Thames Centre's planning and building department in Dorchester. Ask them before you plan a garage, a shop or a second unit.

To find a family doctor, register with Health Care Connect online or by calling 811 (TTY 711), with your health card number. A Care Connector searches for a doctor or nurse practitioner taking patients in your area and writes when you're matched. Joining doesn't mean an immediate match, so register as soon as you move.

The year in Thorndale
The Thorndale Fall Fair is the heart of the year. It's run by the Thorndale Agricultural Society, and in September 2025 it held its 168th edition. The weekend opens with ceremonies on the Friday evening, awards for volunteers and community service, and the crowning of the fair ambassador, whose bursary the Thorndale Optimist Club sponsors. After that come the midway rides, the agricultural exhibits and competitions, and a pie auction of the prize-winning pies and butter tarts that, in 2025, raised $400 to $700 a pie.
Canada Day for all of Thames Centre is a two-day party in Dorchester Community Park, with fireworks; in 2026 it ran June 30 into July 1.
Spring is when the community garden plots behind the library open for applications.

Water and wastewater, zoning, building permits and development charges all come from Thames Centre. Before you buy, confirm three things: whether the property is on the village's water and sewer, what the zoning allows, and what's planned next door on the development status page.

Fanshawe is your backyard.
- 01Go to the fair. If you're thinking about Thorndale, spend a September weekend at the fall fair. You'll meet half the village and see what it cares about.
- 02It's growing, on purpose. There's a condominium approved on Upper Queen Street, a subdivision proposed off Fairview and a townhouse proposal on Nissouri Road. The wastewater plant study is the groundwork for that.
- 03Check what's planned behind you. Thames Centre lists every development file. If a house backs onto a field, I'll look it up with you before you offer.
- 04The village and the country are different purchases. In Thorndale you're on municipal water and sewer. A few minutes out it's a well and a septic system, and each gets its own inspection.
- 05Fanshawe is your backyard. Camping, a 21 km lake trail and a canoe on the reservoir are a short drive away.
