Middlesex County, town by town

Eight municipalities, one city in the middle, and a lot of villages and crossroads in between. Each one has its own page here, written by someone who sells in all of them and lives in one.

Middlesex County wraps right around London. The city runs its own affairs and isn't part of the county, but everything else on the map is: eight municipalities, each with its own council, its own tax rate and its own rules about what you can build. The postal address won't tell you which one you're in. A "Strathroy" address can sit in Adelaide Metcalfe, a "London" address can sit in Middlesex Centre, and the village of Melbourne is split down the middle between two town halls. Every page below says which municipality governs the place, what the homes are like, what the market did last month, the schools, the drive, and the things I'd tell you over coffee.

First NationsAlso in Middlesex

Three First Nations hold land in the county: Chippewas of the Thames, Oneida Nation of the Thames and Munsee-Delaware Nation, all along the Thames south-west of London. They govern themselves and their land isn't on the market, but no honest map of Middlesex leaves them off.

Questions people ask me

Is London part of Middlesex County?

No. London is a separated city that runs its own affairs. Middlesex County is the eight municipalities around it: Strathroy-Caradoc, Middlesex Centre, Thames Centre, Lucan Biddulph, North Middlesex, Adelaide Metcalfe, Southwest Middlesex and the Village of Newbury.

Which Middlesex towns are closest to London?

Komoka and Kilworth on the west side, Arva and Ilderton to the north, Nilestown and Dorchester to the east, and Delaware and Mount Brydges along the 402. All of them are a short drive from the city's edge, and most of the people buying there are coming from London.

Why does it matter which municipality a property is in?

Zoning, building permits, development charges, water and sewer, and the tax bill all follow the municipality, not the postal address. Confirm the boundary before you plan a garage, a severance or a second unit.

Is Alvinston in Middlesex County?

No, Alvinston is in Lambton County, part of the Municipality of Brooke-Alvinston. It's about twenty minutes west of Strathroy and we sell there regularly, so it has a page here.

Not sure which town?

Tell me how you live, what you drive to and what the house needs to do, and I'll tell you where to look. If you own a place in any of them and want to know what it's worth, send me the address.
