The town, in plain numbers
Strathroy-Caradoc was formed in 2001, when the Town of Strathroy and the Township of Caradoc amalgamated. The municipality describes Strathroy as its largest urban centre, with Mount Brydges and Melbourne as the smaller settlements. Melbourne is worth a note: the village straddles the municipal boundary, so its western half is in Southwest Middlesex and pays its taxes to a different town hall.
Nearly three homes in four are detached — 72.6% of the housing stock, against 48.8% in London. That's the reason people drive out to look. It also means this town moves with one kind of house. When detached demand shifts, everything shifts.
The other figure I'd want to know if I were selling: 12.1% of the homes here went up between 2016 and 2021, against 6.7% in London. Roughly one in eight is close to new. If you're selling a 1970s bungalow, that's part of what you're up against.

What's in front of council
We read Strathroy-Caradoc's council and committee agendas and publish what's in them. As things stand, 3 files here have a municipal staff report that states a residential unit count, and between them they come to 239 proposed new homes. Agendas last pulled August 11, 2026; the tracker shows its own freshness date and says so plainly when it's overdue.
That's a small pipeline next to London's. Good for what you already own here, harder if you're trying to buy in.

Things I'd tell you over coffee
Every page about a town sells the town. Here's the other half.
- The market is thin at the edges. If you want a townhouse, a condo, or a bungalow with no stairs, there are weeks when the town simply doesn't have one for sale. Plan on waiting rather than choosing.
- Streets don't all move together. A price from one part of town won't necessarily hold in another. It's a small market and it's lumpier than the averages make it look — that's my read, and it's the kind of thing worth arguing with me about before you set a number.
- Rural listings take longer, and that's normal. Fewer buyers exist for a property on acreage. A country place can sit through a season and still get its price.
- Outside the settlement areas you're on a well and a septic system. That changes maintenance, insurance and sometimes financing. There's a full checklist on the Southwest Middlesex page and it applies out here too.
- If you're coming from London, drive it first. On a Tuesday morning in February, not a Sunday in June.
