Adelaide Metcalfe, in plain words
A Strathroy address, a different township
More on thisShow lessopens the full text here
This is the thing I'd want you to know before anything else. Adelaide Metcalfe sits at the west end of Middlesex County, north-west of Strathroy, and a lot of its homes, farms and businesses have a Strathroy mailing address. The township's own office is at 2340 Egremont Drive, RR 5, Strathroy, and its public school on School Road has a Strathroy address too. The busy commercial strip at the Centre Road interchange on the 402, just north of town, is in Adelaide Metcalfe as well.
So a house can say "Strathroy" on the envelope and still have a different council, a different tax rate, a different official plan and zoning by-law, and different rules about what you can build. That isn't a problem. It's just a fact to confirm before you buy, and I check it on every property out here.
The township
The Township of Adelaide Metcalfe was formed on January 1, 2001, when the former townships of Adelaide and Metcalfe joined. It covers roughly 17,800 hectares of mostly farmland. Its communities are small: Kerwood, Adelaide (where the township office is), Napier, Napperton, Crathie, Walkers, Keyser, Springfield, Mullifarry, Dejong and Wrightmans Corners. Strathroy-Caradoc is its neighbour to the east.
The township describes itself as having kept its tax rates low and competitive since amalgamation, with easy access to rail and the 402/401 corridor. It's a place for people who want land, a working farm, or a house in the country a short drive from Strathroy's hospital and shops.
Kerwood and Napier
Kerwood is home to the fire hall and Kerwood Park, which turned 100 in 2025 and was celebrated with fireworks. Napier, in the Metcalfe side of the township along the Sydenham River, is one of the oldest settlements in the county: disbanded soldiers settled the area around 1829, a store and gristmill went up in 1838, and the village took the name Napier when its post office opened in 1851. St. Mary's Anglican Church there, probably built around 1840, is described as the oldest standing church in Middlesex County.

LSTAR's figures for the whole municipality. One month can mislead, and a village lot and a farm can sell in the same month ten times apart, so read these as the weather, not the forecast. The median is the middle sale, not an average. What your street does is a different question, and I'll show you the sales behind the answer. Most of what sells here is country: farms, hobby farms, and houses on rural lots, with a small number of homes in Kerwood and the hamlets. Most properties are on a private well and septic system, so the water test and septic inspection belong in the offer. The full checklist I give buyers is on the Southwest Middlesex page and it applies here word for word.

A small part of the township, next to Strathroy, is served by Strathroy-Caradoc's water and wastewater systems; the municipality's rate by-law has separate schedules for the Adelaide Metcalfe customers. In October 2025 the two municipalities adopted an interim servicing agreement for shared water, wastewater and stormwater services, which sets out who owns and operates what and lays the groundwork for a long-term partnership. If you're looking at a property on the edge of town, ask which side of that agreement it sits on.
Internet matters out here. The township announced in 2024 that NFTC was launching fibre service across parts of Adelaide Metcalfe, with a coverage map by area. Ask the neighbours what they actually get before you count on it.
Drains matter too. Municipal drains and their assessments run with the land in farm country, and the township has a drainage department for exactly that.
