Alvinston, in plain words
Alvinston is in Lambton County, just over the line from Middlesex. It's the biggest centre of the Municipality of Brooke-Alvinston, a rural municipality in eastern Lambton of about 311 square kilometres, with Inwood as its other village and farmland producing crops and livestock everywhere in between. The municipality puts Sarnia about 35 minutes away and London about 45.

The village grew up around a mill. Archibald Gardner, a Scotsman, arrived in 1835, saw that the settlers had no way to grind their grain, and in 1837 built a gristmill on the east bank of the Sydenham River, damming the river to turn the stones. When a post office opened at the mill in 1854 it was named Alvinston, after the village of Alverstone on the Isle of Wight. The Canada Southern Railway came through in 1872 and the Grand Trunk in 1892, and Alvinston was incorporated as a village on June 12, 1880. One of the stones from Gardner's mill stands as a monument, set up in 1946.
Brooke Township was incorporated in 1842, and on January 1, 2001 the Township of Brooke and the Village of Alvinston joined to form Brooke-Alvinston. The municipality's communities are Alvinston, Inwood, Grays, Rokeby, Sutorville, Walnut and Weidman.
Alvinston has its local businesses, churches, a library, an active Legion and the BAI Community Centre with its arena and auditorium. Inwood, the second village, is described by the municipality as a fully serviced, redeveloping urban area with several businesses, and it's home to Brooke Telecom, a publicly owned phone company that also offers cell, internet and cable TV.
Why it's on a Middlesex site: it's a short drive west of Strathroy and Glencoe, people move between them all the time, and we sell there regularly. Everything below is about Brooke-Alvinston's own rules, which come from Lambton, not Middlesex.

Alvinston is a village with farm country around it, so you'll see village homes on serviced lots and country properties and farms on their own wells and septic systems. The village has a municipal water distribution system and a wastewater treatment facility, and the municipality lists its Ontario Clean Water Agency contacts and the annual reports and the water and wastewater fee by-law. Out in Brooke township, plan on a private well and septic, and make the water test and septic inspection part of the offer. The full checklist I give buyers is on the Southwest Middlesex page.

There are no LSTAR figures on this page because our market data covers Middlesex municipalities, and Alvinston sits outside them. When you want to know what a house here is worth, the answer comes from sales of houses like it in Brooke-Alvinston and the villages around it, and I'll show you every one I used.
For internet, ask about Brooke Telecom in Inwood as well as the national carriers, and ask the neighbours what they actually get on that road.

Because it's Lambton, the county-level rules and the school boards are different from a house five minutes east in Middlesex. That's worth knowing, and it's something I check on every Alvinston file.

Price comes from Alvinston sales.
- 01It's Lambton, and that's fine. Different county, different school boards, different municipal rules. Know which ones apply and the rest is just a village on a river.
- 02The fair is the weekend to visit. The Brooke-Alvinston and Watford Fall Fair at the start of October is the quickest way to meet the town.
- 03Village or country, they're different purchases. In the village you're on municipal water and sewer. A few minutes out you're on a well and septic, and the tests belong in the offer.
- 04Price comes from Alvinston sales. A number borrowed from Strathroy or London won't fit. I'll pull sales of homes like yours here and show them to you.
