Newbury is a village of 1.77 square kilometres in the south-western corner of Middlesex County, entirely surrounded by the Municipality of Southwest Middlesex but governed by its own council.

The village grew up with the railway. Settlement began in 1851, when the Great Western Railway was built through, and Robert Thompson built the first house south of the tracks that year. It was first called Ward's Station, and in 1854 it was renamed after the English town of Newbury because most of the people living there were of English and Irish origin. By 1872 the population had reached 750, and the next year, 1873, Newbury was incorporated as a village. In those early days it had a flour mill, seven hotels, three churches, a school, a library, a fire hall and a basket factory.

Its own website calls it "A Full Service Community, in the Heart of Skunks Misery". Today it's best known for its hospital. Four Counties Health Services, part of the Middlesex Hospital Alliance, sits on Concession Drive and serves about 23,000 people from Newbury and the corners of Middlesex, Elgin, Kent and Lambton counties. The Newbury Medical Clinic opened in 1972.

LSTAR's figures for the whole municipality. One month can mislead, and a village lot and a farm can sell in the same month ten times apart, so read these as the weather, not the forecast. The median is the middle sale, not an average. What your street does is a different question, and I'll show you the sales behind the answer. Newbury is a small village of houses on village lots. It runs its own water distribution system, with annual and compliance reports on its website (meters are read on the 20th of every month), and the Newbury Waste Water Treatment Plant is listed among the village's services. Confirm the servicing of any specific property with the village office before you buy.

Planning works in two layers. Minor variances, consents, zoning by-law amendments and official plan amendments go through the village office, which has the application forms and current fees, and the Official Plan and Zoning By-law are posted on its planning page. Plans of subdivision or condominium go to the County of Middlesex.

The farmland and country homes around the village are in Southwest Middlesex, so a property a minute outside Newbury has a different town hall, tax bill and set of rules. The Southwest Middlesex page covers that side.
