Ilderton & Arva

A fair town with a main street, a curling club and a rail trail, about 10 km north of London, and Arva just up Richmond Street with its 1819 flour mill. Around them, the hamlets of Bryanston, Ballymote and Denfield. It's country living with the city a short drive south.

Ilderton & Arva, in plain words

Ilderton is a village with a real main street, a fairground and a lot of green. Its first postmaster named it after the village he'd left, Ilderton in Northumberland, England, and the post office marked its 150th anniversary in 2014. A CN line once ran north through the village toward Clinton; it was abandoned in stages (north to Centralia in 1988, south of the village around 1996), and part of the old corridor is now the Ilderton Rail Trail.

The fair is the thing people know it for. The Ilderton Agricultural Society calls the fair "a local tradition since 1851," and it fills the King Street fairgrounds every fall with a parade, a midway, livestock and 4-H classes, a tractor pull and a demolition derby. Olympic ice dancer Scott Moir grew up here, which tells you something about how seriously the village takes its arena.

Arva is the hamlet just north of London on Richmond Street, on Medway Creek. It's home to the Arva Flour Mill, which has been milling since 1819. The mill calls itself Canada's oldest commercial flour mill; the municipality describes it as Canada's oldest continuously operating water-powered flour mill. Either way, you can still buy its flour, and it's now the home of Red River Cereal too.

Around them sit the hamlets: Bryanston, Ballymote and Denfield, small crossroads communities with a park, a community hall or a fire station, and farmland in every direction. All of it is in the Municipality of Middlesex Centre, which was formed on 1 January 1998 out of the townships of Delaware, Lobo and London.

Who lives here? Families who want a village school and an arena down the street, and Londoners who wanted a bigger lot without a long drive.

Bus. Middlesex County Connect Route 1 runs Lucan, Ilderton, Arva and London on weekdays. It stops at the Ilderton Library (free parking for riders, not overnight) and in Arva at the corner of Medway Road and Arva Street. Train. VIA Rail's staffed station is downtown London at 205 York Street.

The drive. For most people here the car does the daily work. Drive your commute at the hour you'd really leave and you'll know exactly what your day looks like.

LSTAR's figures for the whole municipality. One month can mislead, and a village lot and a farm can sell in the same month ten times apart, so read these as the weather, not the forecast. The median is the middle sale, not an average. What your street does is a different question, and I'll show you the sales behind the answer. Ilderton is one of Middlesex Centre's two urban settlement areas (Komoka-Kilworth is the other). New development there has to be on full municipal water and sewer, and the Official Plan expects Ilderton to take roughly a fifth of the municipality's housing growth out to 2046. So you'll find established village streets near the main street and the fairgrounds, and subdivision streets around neighbourhood parks like Meadowcreek, Deerhaven and Timberwalk.

Arva is a smaller community settlement area, generally on full municipal services. In February 2026 council passed an interim control by-law that paused new development in Arva for up to a year while it studied sanitary sewer capacity. The study was finished, and the by-law was lifted on 13 August 2026.

The hamlets are a different kind of buy. Bryanston, Ballymote and Denfield are planned for limited infill only, mostly new lots by severance rather than subdivisions. Out here you're buying a country lot, a house with history, or a property with some land around it.

The servicing changes from place to place (see Who runs it), and so does what you can build. Ask about both before you fall for a property.

Ilderton has its own family practice: the Middlesex Centre Family Medicine Clinic at 36 Heritage Drive, at Hyde Park Road and Ilderton Road, part of the Thames Valley Family Health Team. It opened in June 2010, it's a teaching site for Western University's family medicine program, and the team includes nurses, a social worker, a pharmacist, a dietitian, a respiratory therapist and an occupational therapist. Its listing says it isn't taking new patients at the moment.

It's home to the Ilderton Jets minor hockey association, the Ilderton Skating Club, the Ilderton Youth Centre and the Ilderton Curling Club, a four-sheet club in the same building. Heritage Park, 22609 Hyde Park Road, is the one in the middle of the village: a splash pad, a skateboard park, three ball diamonds, a ping-pong table and a pavilion in a barn-style building. Deerhaven Optimist Park on Meredith Drive has two soccer fields and courts, Meadowcreek Park has two more soccer fields and ponds, and Timberwalk Lions Park has an all-ages playground with, yes, a giant cow climber.

The Ilderton Rail Trail starts at Junction Park on Ilderton Road. One branch runs north through Deerhaven to Twelve Mile Road, and the other runs south through forest to Ten Mile Road and east to the fire station on Hyde Park Road, about 3.4 km of trail in all. The paved sections are maintained through the winter as staffing and weather allow.

In Arva, Douglas B. Weldon Park (21466 Richmond Street) has an extensive trail network, an off-leash dog area, a disc golf course, tennis and pickleball, ball diamonds, soccer fields and a pavilion. Visitors pay for parking; Middlesex Centre property owners can ask for a free pass. Denfield Park on Denfield Road has a lit diamond, a tennis court and a pavilion, and the Bryanston Community Centre shares its building with the fire hall.

The Ilderton branch of the county library is at 40 Heritage Drive. Llyndinshire Golf & Country Club in Arva is a public course, and Rolling Ridge Maple Products on Vanneck Road runs a sugar shanty with tours and tastings.

  • The big weekendthe Ilderton Fair, first weekend of October in 2026

The year in Ilderton & Arva

The Ilderton Fair is the big one. The Ilderton Agricultural Society runs it at the fairgrounds at 195 King Street. In 2026 it ran 2 to 4 October: Friday evening, then all day Saturday and Sunday, with a big parade, a midway, homecraft, livestock, junior and 4-H competitions, the Agriplex full of farm animals, a car and tractor display, a Saturday night tractor pull and a Sunday demolition derby. Admission was $10, and elementary-age kids and younger got in free.

Summer Saturdays, the Ilderton Farmers Market sets up in the municipal lot on Main Street, 9 a.m. to 12:30 p.m., with local produce, meat, cheese, baking, live music and things for kids. In July, the Tri-County Heritage & Antique Show comes to Ilderton on the second full weekend of the month.

In the fall, the Arva Flour Mill has held a heritage festival weekend, with free mill tours, a barbecue, family activities and a vendor market. The 2025 one was 4 and 5 October.

In December, the Agricultural Society's Santa Claus parade ends at the fairgrounds Agriplex (12 December in 2026), and there's free holiday skating at Ilderton Arena over the school break, paid for by local sponsors. From September to April there's free public skating, too.

Water and sewer. Ilderton and Arva are on the Middlesex Centre Water System, and most of the municipality's water comes from Lake Huron through the Lake Huron Primary Water Supply System. Ilderton has one of the municipality's two wastewater treatment plants. The Official Plan lists Ilderton and Arva as fully serviced; Ballymote and Denfield as municipal water with private septic; and Bryanston as fully private (well and septic). For a private well, the Middlesex-London Health Unit (519-663-5317) handles testing.

Planning. Ilderton is an urban settlement area where all new development must be on full services. Arva is a community settlement area with lower-density growth. The hamlets take only limited infill. Arva's 2026 interim control by-law has been lifted, but if you're buying land to build on there, ask planning staff what the sewer study means for your lot.

Some Arva and Ilderton-area properties carry a London mailing address. Zoning, permits and property tax still come from Middlesex Centre.
