Wardsville, Appin & Melbourne, in plain words
Wardsville is one of Southwest Middlesex's two urban centres, alongside Glencoe, and its roots go back further than most. The land here came to the Crown under McKee's Purchase in 1790, and in 1794 a former British Army sergeant, George Ward, was granted a lot on the north side of the Thames River. The Long Woods Road, an Indigenous trail, became the main overland route between the Detroit frontier and London, and Ward's land sat roughly halfway along it. He built a stopping place where the road crossed Paint Creek. It was known as Ward's Station, and it was the beginning of Wardsville.

On 4 March 1814, during the War of 1812, the Battle of Longwoods was fought in the valley of Battle Hill, near Longwoods Road northeast of the village. Battle Hill was designated a National Historic Site of Canada in 1924, and the site is open year-round. The Thames still runs along the southern edge of the municipality.
Wardsville was its own village until 1 January 2001, when it joined the Village of Glencoe and the townships of Ekfrid and Mosa to form Southwest Middlesex. It keeps its own library, fire station, park and golf course. The local historian Ken Willis leads walking tours of Main Street, telling the stories of its buildings, people and events, starting from the Wardsville Museum on Longwoods Road.
Appin, Melbourne and Middlemiss
Appin is a hamlet in the old Township of Ekfrid, built around the Ekfrid Community Centre on Wellington Avenue, with a park, a pavilion, a ball diamond and the Ekfrid Museum behind the community centre.
Melbourne was first registered as "Melbourn Village" in 1858, and a municipal boundary still splits it in two: the western half is in Southwest Middlesex and the eastern half is in Strathroy-Caradoc. The village has the Melbourne Agricultural Society, which owns the fairgrounds and plans the Melbourne Fair every year, and the Melbourne branch of the county library on Longwoods Road.
Middlemiss is a hamlet with its own playground park on Middlemiss Avenue, where the summer playground socials come to town.

LSTAR's figures for the whole municipality. One month can mislead, and a village lot and a farm can sell in the same month ten times apart, so read these as the weather, not the forecast. The median is the middle sale, not an average. What your street does is a different question, and I'll show you the sales behind the answer. Out here you're choosing between a house in a village and a place in the country. Wardsville, Appin and Melbourne are on municipal water, piped from Lake Erie, and Wardsville also has municipal sewers and its own wastewater treatment plant. Some rural properties in Southwest Middlesex are on piped water too, through the West Elgin Distribution System, so ask which one a listing has. Everything else is a well and a septic system, and the six-step checklist on our Glencoe page covers what to check before you offer.

In Melbourne, find out which side of the boundary the house is on before anything else. Zoning, permits and the tax bill come from Southwest Middlesex on the west side and Strathroy-Caradoc on the east.
A village lot and a farm can sell in the same month at very different prices, so the municipality-wide numbers above are the weather, not your house. I'll pull the sales that look like yours.
