The city, in plain numbers
Fewer than half of London's homes are detached houses — 48.8%, against 72.6% in Strathroy-Caradoc. If you own a detached in London, that's worth sitting with for a second: you hold the scarce thing, and every buyer priced out of the detached market is a potential buyer for yours when you sell. And more than half of London's stock is exactly what the county barely has — towns, semis, condos, apartments. London is where the choice is, and we search the city and the county side by side.

What's in front of city council
We read London's council and committee agendas every week and publish the development files in them. As things stand, 12 London files have a municipal staff report that states a residential unit count, and between them they come to 2,352 proposed new homes. Agendas last pulled August 11, 2026; the tracker shows its own freshness date and says so plainly when it's overdue.
Why that matters to you: what's proposed near a home changes what it's worth living in and what it resells for. A tower application two blocks away cuts both ways depending on whether you're buying the tower's view or losing yours. We'd rather you know before you offer, not after.

- London isn't one market. It's dozens, street by street, and the city-wide average is the least useful number in real estate. A price that holds in one neighbourhood won't in the next one over. Whatever number you've got in your head, it should come from sales on streets like yours — that's how we build ours, and it's worth arguing about.
- If you're selling a detached, remember it's less than half the city's stock. That doesn't mean any price works — it means you shouldn't be the one rushing.
- Check the pipeline before you buy. The 12 files we're tracking in front of London council add up to 2,352 proposed homes right now. Some will make a street better, some will make it a construction zone for years. The agenda record is public and we track it — ask us what's filed near any address you're considering.
