Komoka & Kilworth, in plain words
Komoka and Kilworth sit side by side on the Thames, where Middlesex Centre meets the western limit of the City of London. The municipality treats them as one place: its Official Plan names "Komoka - Kilworth" as a single Urban Settlement Area, one of two in Middlesex Centre (Ilderton is the other). That's why you'll see them written together on signs, in the parks list and in the name of the local Optimist Club.

Komoka grew up as a railway village. It sits where several rail lines cross, and in its busy years it had hotels to match. That history is still on Queen Street, where the Komoka Railway Museum keeps a 1912 station, a CNR baggage car and a restored 1913 Shay steam locomotive, right beside the village park and community centre.
Kilworth is the newer half. It runs along the north bank of the Thames between Komoka and London, and much of it is streets built for families who work in the city. The parks there are named for the river: River's Edge, the River Flats. Between the two villages and the river, there's a lot of green for a place this close to a city.
Both are part of the Municipality of Middlesex Centre, which was formed on 1 January 1998 when the townships of Delaware, Lobo and London (the township, not the city) amalgamated. The municipality describes itself as mostly rural, wrapped around the north, northwest and west sides of London, and Komoka-Kilworth is its busiest corner.
Who lives here? People who want a detached house with a yard and a short run into London, and families drawn by the wellness centre and the parks. If you work in west London, this is the closest Middlesex gets to your desk.

LSTAR's figures for the whole municipality. One month can mislead, and a village lot and a farm can sell in the same month ten times apart, so read these as the weather, not the forecast. Most of what you'll see for sale here is detached houses on village and subdivision streets, from older village homes to the newer subdivisions that have grown both villages. There's some variety too: Komoka has had seniors' apartment buildings since 1986, with a second one added in 2009.

This is where Middlesex Centre has chosen to grow. The municipality's Official Plan directs most new housing to its two urban settlement areas and expects Komoka-Kilworth to take roughly 63% of the municipality's housing growth out to 2046. New development here has to be on full municipal water and sewer. In practice that means new subdivisions keep coming, phased outward from the built-up area.
The big files in front of council (the large Kilworth plan on Glendon Drive and Renwick Estates in Komoka) are covered on our moving out from London page, along with how a detached house here compares with one in the city.
If you're buying a resale, ask how old the house is and which phase it was built in. The streets were built in waves, and the age of a neighbourhood tells you a lot about lot sizes, trees and what's due for replacing.

Canada Day is shared. The Del-Ko-Brydge committee's celebration moves between Delaware, Komoka and Mount Brydges; in 2026 the day was in Mount Brydges and the fireworks went up at the Komoka Community Centre at 10 p.m.
Summer at the railway museum. In July and August 2025 the museum was open Thursday to Sunday, 9 to 4. Check its hours before you go.

Water and sewer. Komoka and Kilworth are on the Middlesex Centre Water System. Most of the municipality's water comes from Lake Huron through the Lake Huron Primary Water Supply System, and some comes under a contract with the City of London. Middlesex Centre runs two wastewater treatment plants, one of them in Komoka.
Planning. The Official Plan treats Komoka-Kilworth as one urban settlement area where all new development must be on full municipal services, and growth is meant to proceed in phases. In October 2024 the municipality told the province that its plan update (Official Plan Amendment 59) was under appeal at the Ontario Land Tribunal, so if you're looking at land near the edge of the settlement area, ask the municipality's planning staff where things stand.
Zoning, permits and the tax bill all come from Middlesex Centre, even where the mailing address says Komoka or London. Confirm which municipality a property sits in before you plan a garage, a pool or a second unit.

Check the school by address.
- 01One community, two names. The municipality plans Komoka and Kilworth as a single settlement area, so the wellness centre, the parks and the bus stop serve both.
- 02The wellness centre is the town square. Two rinks, the YMCA, the library, the splash pad and the Saturday market all meet at 1 Tunks Lane. Living within a short walk of it is worth something.
- 03The river is your back yard. Komoka Provincial Park and the Kilworth riverside trails put the Thames a few minutes from most front doors, year-round.
- 04New streets keep coming. This is where Middlesex Centre is planning most of its new homes, so buy with the next phase in mind and look at what's planned on the land next to you.
- 05Check the school by address. The board says its attendance maps can't be guaranteed. A five-minute call before you offer is the cheapest insurance you'll buy.
